Your client is buying, refinancing or exchanging into a single-tenant building, and insurance is the item most likely to hold up the closing. We make that part quick and clean. CRE Shield is a licensed insurance agency run by an owner of single-tenant net lease properties, so we read the lease the way your client's lender will.
What we do for your client
- Read the lease first. We start from the insurance clause, not a blank application. See how to read the insurance clause in your lease.
- Build the submission from the deal documents, so your client is not retyping a form.
- Get the roles right. Named insured, mortgagee and loss payee, additional insured and certificate holder, set up so the lender's insurance review passes. See who goes where on the policy.
- Deliver lender-ready certificates to the lender and the title company before closing.
- Keep you informed without chasing: you will know where the quote stands.
We target a quote within 72 hours of a complete submission. Timing depends on the property, the state and carrier appetite, and we tell you early when something will take longer.
What we ask of you
- Send the lease, the purchase agreement and the lender's insurance requirements as soon as you have them.
- Give us the closing date, so we can plan backward from it.
- Introduce us by email and let your client decide.
Where we can help
We can quote and place coverage only in states where CRE Shield LLC holds an active license. We are resident-licensed in Kansas (License No. 3004374608) and licensed in Texas (License No. 3549616), NPN 22316211, and we are adding states. If your client's property is somewhere we are not licensed yet, we will say so right away rather than waste your time.
